This house was purchased from a realtor. The house was left to settle an estate in very dated, smelled of stale cigarettes, and had the stains to show. The layout was very unappealing entering into the living room into a wall closing off from the kitchen.

Once arriving into the kitchen through a small doorway there were 3 upper and lower cabinets and the washer and dryer. Back through the living room into the hallway, to the left was a small hallway to the compact bathroom with a small closet to the right.

Back in the hallway was recessed shelving and access to the 3 bedrooms. Knowing the house was going to need a layout change, kitchen bathroom, and a new home for the washer and dryer we settled on a purchase price of $60,000. Calculated a budget of $15k to bring this house back to life.

The seller was pleased to know the house went into good hands as she said that she always had plans in her mind on what she thought the house should look like.

During rehabilitation of this property we found an old outdoor closet that the entrance had been covered up in perfect placement next to the bathroom.

Excitingly we were able to move the shower tub, toilet, and vanity to new locations providing a much more WIDE OPEN feel. Next we removed the divider wall between the living room, added a structural header at the ceiling line, and half wall for lower cabinets producing a WIDE OPEN view into the soon to be beautiful kitchen.

With needing to move the washer and dryer we calculated enough space with removing and reframing the small closet and hallway shelves into a spacious laundry room. After adding headers to all the closet openings to allow for new bifold closet doors this house was ready to become a home containing all new flooring, paint, bathroom, led lighting, cabinets, and stainless appliances. Once listed on the market for $120,000 it wasn’t long before its new owner fell in love with it.

Only thing that was slightly dated left was the roof and we negotiated to receive the list price and she would receive a check for $4000 toward a new roof after closing. Appraisal came back $118,000 and we had to renegotiate to $118,000 and $3000 towards the roof. Meeting the new owner at the closing was wonderful.

She was so delighted to be moving in and said she really loved the feel we transformed it to have and could really see the true care and craftsmanship in the work that was performed. A happy seller, a delighted buyer, and home gained a new life. That’s why we do it!
